Why it Makes Sense to Use a Reduced Commission Realtor?
Paying a 5%-6% realtor commission has long been considered the "standard" when selling a property. In today's market, most buyers are looking on sites such as Zillow, Trulia, Redfin, ect. When a property is listed on the MLS it automatically goes to these sites where most buyers are looking. So whether you pay a "standard" commission or not, your property will get maximum exposure simply by being listed on the MLS. Exposing your property to the internet is the single best way to attract potential buyers.
Many sellers are often unaware that a realtor's commission is completely negotiable. Seller's often pay 5%-6% because they believe that is the only option to sell their property. I charge a 1% listing fee and offer out another 2% to the buyer's agent. I feel this is a fair price and it is not excessive. If I represent the seller and buyer, I will reduce my commission even further and charge a total of 2%.
Many realtors pay monthly desk fees and have fairly high and unfavorable commission splits with their brokers. Therefore, they have a high monthly overhead and must pay out a larger percentage of their commission to their brokers at the close of escrow. I am a licensed Real Estate Broker and I am able to charge much less than many of my competitors, and therefore I can pass these savings to the client.
